HLCP is prepared to back its property management skill and expertise and provide its new clients with additional comfort by offering a letting guarantee in most circumstances.

The availability of a letting guarantee will be subject to consideration of the location, nature and condition of the property, the agreed market rental and the prevailing market conditions. In some circumstances a guarantee will not be offered, for example where a property is significantly specialised or unique or where the rental sought is outside the range that HLCP, in its expert opinion, has advised.

Where the guarantee is offered HLCP will undertake to have the premises let within an agreed rental range by a guaranteed date. If HLCP fails to meet the undertaking the Management Fee payable under the Management Agreement will be waived and will only commence when the property is let.

If HLCP fails to let the property within the guarantee period there will be no cost to put the tenant in place, as you will not have paid any management, advertising or letting fees.
